Construction Progress Continues at Olia Village

Major construction activity is underway across Olia Village as the 96-acre mixed-use development continues to take shape in Creve Coeur.

Olia Village recently received coverage from Construction Forum, which highlighted progress
across the site, including infrastructure work, residential development and construction of the new
Schnucks grocery store.

The development, led by Jack Matthews Development and Fireside Financial, is transforming the
former Bayer West campus along Olive Boulevard into a connected, mixed-use community
featuring retail, restaurants, residences, office, hospitality and public gathering spaces.

A New Schnucks Takes Shape

One of the most visible signs of progress is the new approximately 68,000-square-foot Schnucks,
which will anchor the first commercial phase of Olia Village.

Construction is underway, with portions of the building’s exterior structure already taking shape.

The new store will replace the existing Schnucks Creve Coeur location at 10650 Olive Boulevard,
which has served the community since 1967. At nearly twice the size of the current store, the new
location will become a significant part of Olia Village’s Main Street-style commercial district.

The first commercial phase also includes an adjacent retail building, structured parking and
surface parking.

Progress Across the Village

Activity extends beyond the Schnucks site.

Site preparation and infrastructure improvements are progressing throughout Olia Village,
including clearing, excavation, utility installation and other work necessary to support future
residential and commercial development.

At the same time, residential plans are moving forward. The Vale at Olia Village, planned by
Fischer Homes, will introduce 67 attached single-family townhomes on approximately 11 acres.

These projects represent some of the first pieces of the broader vision for Olia Village.

Creating a New Kind of Community

Olia Village is being designed as more than a traditional suburban development.

The community is centered around a walkable environment where residents, visitors and
businesses can connect through a mix of housing, shopping, dining, workplaces, hospitality and
outdoor spaces.

With approximately 96 acres under development, Olia Village will continue to evolve over multiple
phases as that vision becomes reality.
